Project Scope

Graycor built the 1.1-million-square-foot, main street-style, nine-city-block, open-air lifestyle town center. Situated on 160 acres, The Promenade features retail, restaurant, office and outdoor social gathering space, providing village residents with their first real downtown.

Development of the upscale urban community entailed more than a mile of new and reworked public roadways, 1 million cubic yards of earthwork, nearly 3,500 new trees and shrubs, more than 1 million square feet of retail space including 11 restaurants, 40,000 square feet of office space, plans for a 133-room hotel and more than 7,000 parking spaces total.

To create the main-street ambiance while incorporating unique architectural embellishments that complements the surrounding Prairie landscape, Graycor used a multitude of finishes and materials in constructing the center, resulting in more than 10 types used on eight different buildings and common areas throughout the complex. In total, more than 2,200 tons of steel, eight different types of brick, three types each of stone, glass and sunshades and two types of gypsum fiber reinforced concrete were utilized to create consistency without sacrificing architectural appeal.

In addition, six of the eight buildings were candidates for LEED certification, and the project incorporated many green components including water-conservative fixtures, environmentally safe paints and adhesives, and designated parking for hybrid vehicles.

Anchoring The Promenade Bolingbrook is the 143,000-square-foot Bass Pro Shops Outdoor World retail store, also built by Graycor.
