Graycor Construction was the general contractor for the construction of a 230,000-square-foot Class A distribution center. The cross-dock, concrete tilt-up distribution facility features a panelized hybrid roof system, TPO membrane roofing, 62 dock doors and four-grade level doors, 32’ minimum clear height, evaporative cooled warehouse (A/C capable), ESFR fire sprinkler system, skylights and R-19 insulation. Site work included full wet utilities including drywells in the large retention basin that is shared with the adjacent site, landscaping, concrete truck aprons and asphalt paving on the 15.9-acre site.
In addition to constructing the shell building, Graycor completed two tenant improvements. A 115,000-square-foot tenant improvement was completed for Home Brands Group and includes warehouse and office space. A 115,000-square-foot tenant improvement was completed for PDP and includes warehouse and manufacturing space as well as a 5,000-square-foot office. The PDP facility included racking, evaporative coolers, gravity vents, dock levelers and Big Ass Fans.
