Project Scope

Graycor was the general contractor for the OHL/GEODIS Tenant Improvement, a western regional distribution center and warehouse facility for a confidential national retailer of personal care bath and beauty items. Owned by New York Life Investors LLC, this first-generation, 281,620-square-foot tenant improvement was designed to maximize efficiency in filling all online orders west of the Mississippi River and is staffed by 600, working around the clock. The project included several distinct challenges due to the sensitive nature of the materials handled at the facility. A 10,000-square-foot hazardous storage room was built to mitigate storage hazards created by combustible products such as hand sanitizer.

The Graycor team worked with the architect and fire marshal to install in-rack sprinkler systems, one-hour fire walls, and liquid containment systems. The tenant improvement was successfully delivered as a result of close collaboration with stakeholders, utilizing lean scheduling, incorporating sustainable elements, and maintaining a safe construction site throughout the project.
