Project Scope

Graycor was selected by Regency Centers as the General Contractor for the retail portion of the retail/residential mixed-use development in Vernon Hills, IL known as Mellody Farm. The retail portion of Mellody Farm consists of 12, individual, one-story, slab on grade retail buildings located on approximately 28 acres, nine of which were constructed by Graycor. The total gross building area of the retail project is approximately 270,000 square feet.

The off-site work included expanding the existing roadway on both Milwaukee Avenue and Townline Road, adjacent to the intersection in all directions. The work also included the relocation and coordination of all affected utilities, including traffic signals. The on-site work included rough grading and utility stubs for the residential parcel, site work and building pads for five additional buildings and modification of the existing detention pond to the east.

The vertical construction consisted of nine retail buildings which vary in size and construction type, such as precast concrete, steel and masonry construction. The building construction consisted of core and shell, as well as varying levels of tenant interior build-out work.

In addition to the on-site work mentioned above, an irrigation system, landscaping, hardscape and FFE including MoodMedia (streamed music), benches, trash cans, pylon signs and directional signage were completed. Common area gathering features include a synthetic turf field for public events, along with a park and tables, as well as a 17-foot long fire pit that sits atop the park facing the main Milwaukee Avenue entrance.
