Project Scope

Graycor was the general contractor for Chandler Crossroads Building 1, a flex industrial warehouse facility located in the heart of Chandler’s booming tech manufacturing region. The 100,244-square-foot, single-story building is a tilt-up concrete structure with a panelized roof structure and built on a 9.5-acre site as flex space to accommodate up to six configurations of office, warehouse, manufacturing, E-commerce or a combination of uses. Parking is unusually high for an industrial building at 404 parking spaces.

The flexible nature of the space, which maximizes leasing potential for the developer, was accomplished through the incorporation of storefronts and warehouse elements, such as a high-piled sprinkler system and dock wells in the rear of the building. Graycor worked with the Chandler Fire Department to install a hybrid sprinkler system, a more cost-effective option that includes components of both ESFR and standard sprinkler systems, all while maintaining strict fire codes. The building can accommodate up to six tenant spaces or can be occupied entirely by one tenant. Construction of the building was phased and included temporary retention basins for future building sites.
